The sale of homes rose 2.2% in 2014 over the previous year, to a total of 319,389 operations, thus returning to positive rates after three years of decline, said Tuesday the Institute National Statistics (INE).
The flea market has been the driving force behind this annual growth, the first produced since 2010, when home sales rose more than 6%. That exercise was a respite for the housing market, hit hard by the economic downturn.
In the period of crisis, the worst years for housing transactions were 2009 and 2008, in which these operations plummeted 25.1% and 28.8%, respectively. In 2012 and 2011, double-digit declines (-11.5% and -18.1%) still reported, while in 2013 the decline eased to 1.9% by the end of tax benefits for the acquisition new home.
Three years after registering setbacks, home sales return to positive territory in a context of strong price correction. In fact, since their peak in 2007, the price of housing in Spain has fallen more than 40%.
The rise in house sales in 2014 was due to growth in operations on resale flats, which increased by 18.4% to 199,943 transactions. By contrast, operations on new homes fell 16.9% last year to add 119,446.
89.7% of homes passed by purchase last year were free housing and 10.3% protected. In total, the sale of free housing rose 3.2% in 2014, while operations on protected homes fell 6.2%, moderating declines in previous years.
ANDALUSIA, A HEAD OF TRADING OF HOUSING.
In 2014, the highest number of house sales per 100,000 inhabitants was in Valencia (1182), Baleares (1043) and the Canary (1015).
Andalusia was the region’s housing operations performed last year, with 64,349 purchases, followed by Catalonia (47,113), Valencia (46,678) and Madrid (44,231).
Communities who performed fewer house sales were La Rioja (2,263), Cantabria (3,917 operations) and Navarra (4403).
In relative, home sales rose in eleven communities in 2014 and lowered six. The regions where these operations were increased Baleares (+ 18.5%) and Navarra (+ 13.9%), while the largest decreases were for La Rioja (-25.1%) and Castilla-La Mancha (- 12.6%).
4.6% LOWERS THE TOTAL PROPERTY BORNE IN 2014.
Adding the urban and rural properties (houses and other properties of urban nature) the property transfers in 2014 totaled 1,561,287, a decrease of 4.6% over the previous year, thus returning to negative rates after rising 2.1% in 2013.
For sale 1.9% more farms than in 2013, while transmissions donation fell 17.4%, swap operations fell by 10.1%, and transmitted by inheritance advanced 0.7% were transmitted.
According to the INE, the number of sales of rural properties rose 7.3% in 2014, to a total of 118,830 operations, thus adding a fourth consecutive year of promotion, while purchases urban farms increased by 0.9% to 580,335 operations, after several years of decline.
In the last month of 2014, home sales soared by 15.7% compared to December 2013, adding up to 25,998 operations, expanding the year increase of 14% in November. With the rebound in December, the sale of homes has four consecutive months of annual increases.
