Merlin sold 19 hotels to Foncière des Régions – The Economist

Among the hotels that are not part of the package are the Eurostars Tower Castellana 259 Madrid and Novotel Diagonal 199 Barcelona.

Merlin Properties has closed the sale of a portfolio of 19 hotels in Spain socimi French Foncière des Régions, through its subsidiary specializing in hotels Foncière des Murs.

As reported by the reit to the CNMV, dated 30 December, has formalized the sale by 535 million euros. That money will be used to “reduce leverage and general uses of the company”, as stated in a relevant fact to the CNMV.

The portfolio comprises 19 hotels, among which are the Eurostars Grand Marina of Barcelona, the NH Collection in the plaza de Colón in Madrid and the Barceló Torre Madrid, in Plaza España in Madrid, which will be inaugurated this January. There are a total 3,645 rooms in urban hotels, especially in Madrid and Barcelona, and operated under lease by chains like NH, Barceló, Eurostars, Meliá or AC.

however, among the hotels that are not part of the package are the Eurostars Tower Castellana 259 Madrid and Novotel Diagonal 199 Barcelona. Merlin explains that these two hotels have not sold as “live side by side with two separate office buildings, which are considered strategic”.

The management team of Merlin Properties had already evaluated this portfolio as non-strategic for its business and had notified its intention of selling or filializarla to a separate company.

Merlin Properties recalled in a press release that last December 28, was sold to the Madrid city Hall, the office building of calle Alcalá number 45, which houses the area of Economy and Finance by 104 million.

The set of divestitures carried out during 2016 amounted to 761 million euros, which represents a 7.1% premium over last appraisals published and a capital gain of 51 million euros.
